<p>Myrtle Beach is one of the most rapidly growing family and holiday destinations in the United States today. As of 2012, Myrtle Beach draws about 15 million visitors each year as well as many thousands of new residents. Fondly called &#8220;The Grand Strand&#8221; by both visitors and locals, Myrtle Beach&#8217;s population has grown over 35 percent in the last ten years. As we move into the year 2012 and beyond, this all-new Myrtle Beach continues to ramp up its attractions, events, and quality dining and accommodations. Following is a look at what is expected for the Myrtle Beach for 2012.</p>
<p><strong>The Grand Park Athletic Complex</strong></p>
<p>The The Grand Park Athletic Complex is slated to open its doors in early 2012. Three full sized multipurpose fields and two junior sized multipurpose fields along with a roller hockey facility will comprise the new complex.</p>
<p><strong>Adrenaline Adventures Parks</strong></p>
<p>In the spring quarter of 2012, the new Adrenaline Adventures Park will be erected in the place of where the Pavilion Amusement Park was once situated, on on some acreage at the end of south Myrtle Beach. The park will host zip-line courses for young people and adults alike. Two distinct themes are planned for these amusement parks: a &#8220;Shabby Shack&#8221; theme and a &#8220;Tiki-style&#8221; theme ala Swiss Family Robinson.</p>
<p><strong>Myrtle Beach Golf Courses get new greens</strong></p>
<p>For the avid golfer out there, the <a href="http://www.northmyrtlebeachgolf.com/golf-courses/barefoot-dye.html" target="_blank">Barefoot Dye</a> and <a href="http://www.northmyrtlebeachgolf.com/golf-courses/barefoot-love.html">Barefoot Love</a> golf courses are getting new greens in 2012, switching to Champion Ultra-Dwarf from Bent grass.  Some courses have already made the switch and have received rave reviews because of the change.</p>
<p><strong>The Myrtle Beach Art Museum Year-Round 15th Anniversary</strong></p>
<p>The Franklin G. Burroughs/Simeon B. Chapin Art Museum is having a 15-year anniversary that will last for the whole year of 2012. The &#8220;I Heart Art&#8221; celebration is meant to get people engaged in the art world in a variety of ways and is planned as a highlight for myrtle beach for 2012.</p>

<p><strong>Pat Boone Family Theater</strong></p>
<p>The Pat Boone Family Theater plans a winter 2012 debut. The theater, built on the prior site of the NASCAR Cafe, will now host 600 people for concerts and a range of other entertaining shows including comedy shows, gospel concerts, and much more. The Pat Boone Museum will be on-site and will showcase memoribilia from Boone&#8217;s entertainment career, which started in the 50s and continues with great success today.</p>
<p style="text-align: left;"><strong><img class="size-full wp-image-576 alignright" title="warriors-basketball" src="http://www.condolux.net/vacations-blog/wp-content/uploads/2012/02/warriors-basketball.jpg" alt="" width="180" height="54" />South Carolina Warriors</strong></p>
<p style="text-align: left;">The <a href="http://www.scwarriorsbasketball.com">SC Warriors</a> are a Myrtle Beach based semi-pro basketball team that play as a part of the ABA. Warriors home games are in Little River and the basketball season goes on through March of 2012.</p>

<p style="text-align: left;"><img class="alignleft size-medium wp-image-558" title="Charging" src="http://www.condolux.net/vacations-blog/wp-content/uploads/2012/02/Charging-300x199.jpg" alt="" width="216" height="143" /></p>
<p style="text-align: left;"><strong>New Electric Vehicle Charger Stations</strong></p>
<p style="text-align: left;">The &#8220;Plug In California&#8221; non-profit organization has placed EV (Electric Vehicle) charger stations around the Grand Strand area. Eventually, 80 stations are planned across the state. Each station can charge two vehicles at once.</p>
<p><strong>HWY 17 Interchange: Back Gate</strong></p>
<p>This new Interchange will remove the traffic light and help allow for unimpeded movement on HWY 17. This is expected to lower unnecessary traffic delays. A new U-turn,on the Northern end of the Interchange, will be part of the project.</p>
<p><strong>Boat Ramp At Kings Road</strong></p>
<p>The Kings Road Boat Ramp, parking lot, and public restrooms is a two million dollar project expected to be ready for use in myrtle beach for 2012.</p>
<p><strong>ITAP Park</strong></p>
<p>The Technology and Aerospace park is a 460 acre large technology park at the <a href="http://www.flymyrtlebeach.com/">Myrtle Beach International Airport</a> and will be completed in 2012. The Market Common district hosts the ITAP public park entry. Guests can enjoy eclectic shopping and eateries, and are only a mile from the Atlantic Ocean.</p>
<p><strong>Airport Extended</strong></p>
<p>Since more Myrtle Beach visitors than ever arrive via air in 2012, the airport has started an expansion that includes new aviation and passenger terminals. The passenger terminal will grow to 12 gates in size, allowing for increased speed and efficiency in handling Myrtle Beach International Airport visitors.</p>
<p><strong>The Springmaid Pier</strong></p>
<p>The Springmaid Pier is being revamped for myrtle beach for 2012. The pier restaurant, Barnacles, will undergo a facelift and will add additional seating areas outside. A new bar that serves drinks plus a full menu will be added outdoors as well. New live music is planned weekly. The &#8220;Hurricane Simulator&#8221; attraction will be added, as will a massive chair in which guests can take photos.</p>

<p><strong>New Target</strong></p>
<p>Myrtle Beach will welcome a Target store in 2012. The SayeBrook Town Center, located close to US 17 and SC 544, will include homes as well as shopping like the new Target. Target is projected to be around 135,000 feet in size.</p>

<p>The Peaches Corner Restaurant, a historic landmark in the area, will undergo some changes in myrtle beach for 2012. The remodel will include a fresh facade and a massive spinning peach perched upon the building. A new countertop will show dozens of years of Myrtle Beach history in photographs.</p>

<p>Let&#8217;s face it, <strong>Myrtle Beach and North Myrtle Beach are quite peaceful in the off-season</strong>. No traffic, nobody on the beach, no lines at attractions or restaurants, but you still get to take in everything the <strong><a href="http://www.myrtlebeachgrandstrand.net">Grand Strand</a></strong> offers! You snowbirders know these little tid-bits, don&#8217;t you?  Ok, maybe I won&#8217;t spill ALL of your secrets of a successful winter vacation in Myrtle Beach, but even so, for those who haven&#8217;t yet tried North Myrtle Beach during the off-season, you&#8217;re missing out!</p>
<p>First off,  the term &#8220;snowbirders&#8221; refers to those who &#8220;flock south to Myrtle Beach for the winter&#8221; because of the mild climate, area activities and relaxed atmosphere. Some come every year and stay in the same condo, making sure they are booked for the next year before they even leave to go back north.  Some stay for only a month, and others stay from October to March (which is when our condos rent monthly for off-season winter.)   <strong>Yet, ALL of them take advantage of Myrtle Beach in the off-season.</strong></p>
<p>The CondoLux <strong><a href="http://www.condolux.net/myrtle-beach-winter-rentals.html">winter monthly rates</a> start at $800 for a month</strong> for a 1 bedroom condo, and include all the amenities you need to stay for the entire winter. The full kitchens are nice for staying home and preparing meals, and you can always sit on your oceanfront balcony and sip on hot chocolate under a blanket for those romantic evenings where the moon is reflecting on the ocean.</p>

If you position yourself on the beach anywhere in between Cherry Grove Pier and the Myrtle Beach SkyWheel, you&#8217;ll see vacationers and locals setting off their own fireworks displays (we don&#8217;t encourage this behavior), and you&#8217;ll also see the major displays along the coastline as well. Nothing can compare to digging your toes in the sand and watching the entire Grand Strand&#8217;s coastline illuminate with multiple fireworks displays.</div>

<p>Parking Passes are a very important part of your stay. We  strongly encourage all of our guests to display their parking passes that have been provided to them at all times.</p>

<p>Failure to properly display the parking pass(es) we provide you with, can and most likely will result in your vehicle(s) being towed at your expense.</p>
<p>Parking violations are in no way, shape, or form enforced or monitored by CondoLux. Parking Regulations are set and enforced by the individual Resorts in the area.</p>
<p>We absolutely do not want our customers to fall victim to this situation (being towed), so we&#8217;re going to do our best to provide you with the information you need to have a hassle and tow-free vacation.</p>
<p>&nbsp;</p>
<p><strong>HOW MANY PARKING PASSES DO I GET?</strong></p>
<p><em>When you check-in, you will receive the amount of parking passes allowed for your individual unit (dependent on which unit you rent).</em></p>
<p><em>If you need more passes,<span style="color: #ff0000;"> please let us know how many parking passes you will need WHEN YOU ARE MAKING YOUR RESERVATION</span>.</em></p>
<p><strong>WHAT IF I HAVE VISITORS DURING MY STAY?</strong></p>
<p><em>We will provide you with additional passes for your visitors, but this doesn&#8217;t guarantee them a parking spot &#8212; due to limited space.</em></p>
<p><em>If you forget to ask for visitor passes during your reservation, please feel free to come to the CondoLux Office to get more passed during hours of operation.</em></p>

<p><em>If you only asked for 4 parking passes during your reservation process, and you check-in after our hours of operation, we will only leave 4 parking passes for you. If when you get here you find yourself needing more parking passes, you must wait until our office is open the next day to get them. This is why we encourage our visitors to get an accurate number of parking passes they&#8217;ll need prior to their arrival, and ask for them during their reservation. We fully understand that you may have unexpected visitors during your visit, and we will do our absolute best to accommodate you.</em></p>
<p><em><strong>WHERE SHOULD WE PARK IF WE DON&#8217;T HAVE PARKING PASSES?</strong></em></p>
<p><span style="color: #ff0000;"><strong>DO NOT PARKING IN THE PARKING GARAGE IF YOU DON&#8217;T HAVE A PARKING PASS, YOU WILL GET TOWED. </strong><span style="color: #000000;">We would suggest using city-parking until you can come to the <em>CondoLux Office and acquire more parking passes. You are responsible for understanding the regulations of City-parking as well.</em></span></span></p>

<p><span style="color: #ff0000;"><span style="color: #000000;"><strong>SHORT AND SWEET SUMMARY: </strong><em>ALWAYS display your parking pass. <h3>Wonder Works &#8211; Museum? Education? or More?</h3>
<p><img src="http://www.visitmyrtlebeach.com/news/siteimages/wonderworks.gif" alt="WonderWorks Myrtle Beach" hspace="9" vspace="9" width="224" height="130" align="left" /> <a href="http://www.wonderworksonline.com/myrtle-beach/" target="_blank">Wonder Works</a> combines science, education and entertainment where you can  explore more than 100 exhibits that are just as fun as they are educational. Ever been blown away by a 74-mph hurricane wind? Maybe land the NASA space shuttle. How about lying on a bed of nails or piloting a fighter jet Let&#8217;s not forget about the lazer tag.  You will immediately be intrigued just when you see the outside of the building. It looks like an up-side down museum!  WonderWorks opens this spring at <a href="http://www.broadwayatthebeach.com/" target="_blank">Broadway at the Beach</a>!</p>
<h3>SkyWheel in Myrtle Beach, SC</h3>
<p><img class="alignleft" style="margin: 5px;" src="http://www.visitmyrtlebeach.com/news/eimages/skywheel.jpg" alt="SkyWheel Myrtle Beach" hspace="5" vspace="5" width="224" height="130" align="right" />Hopefully to be finished in May, The SkyWheel Myrtle Beach.  Located alongside the newly opened one mile plus <a href="http://www.visitmyrtlebeach.com/Boardwalk/" target="_blank">Myrtle Beach Boardwalk</a>, this oceanfront attraction will  stand <strong>18 stories high (196 feet).</strong> We are talking about 42 glass gondolas that can hold up to six people. Don&#8217;t worry, they are glassed-in, and temperature controlled. No dangling feet here!</p>
<h3>Legends in Concert &#8211; March 11th Opening Slated</h3>
<p><img src="http://www.visitmyrtlebeach.com/news/siteimages/legends.gif" alt="Legends in Concert" hspace="5" vspace="5" width="224" height="130" align="left" />After spending over $1 million, the new Legends in Concert theater has added 600 new seats. But check this out&#8230; not any of the seats are more than 50 feet from the stage! Couple that with new state of the art features, and VIP table booths for the ultimate experience. The  opening night performance at <a href="http://www.legendsinconcert.com/locations/myrtle-beach/" target="_blank">Legends in Concert</a> in their new theater at Broadway at the  Beach will be March 11.</p>
<h3>Pirates Voyage &#8211; Coming in June</h3>

This spring will finish a $11 million dollar transformation into <a href="http://www.piratesvoyage.com/" target="_blank">Pirates Voyage</a>. (They say it should open sometime in June).  This new  attraction features a <strong>Buccaneer Battle with a Pirate Feast you don&#8217;t  want to miss</strong>. Experience the wonder, excitement and spirit of the  pirates who docked on the shores of Myrtle Beach! Don&#8217;t worry though, the show features new music by Dolly Parton and Mark Brymer.</p>
<h3>Wheels of Yesteryear Completes 2011 Inventory Changes</h3>

While these photos are not of Myrtle Beach, I wanted to take the time to point out to you things you might see on other beaches. So take a gander and keep in mind if you don&#8217;t want to see aging men&#8217;s tan lines, you might want to think about a Myrtle Beach vacation  rather than any other beach.</p>

Thanks to a tweeter on twitter, I found <a href="http://www.usairwaysmag.com/city_profiles/city/myrtle_beach/">nice article about the Grand Strand</a> area in U.S. Airways Magazine (yea, I know, odd).  I, for one, have not seen a U.S. Airways magazine in the past, even though I have flown with them on many occasions.</p>
<p>Even so, it&#8217;s not just one article, but a few good ones about the different aspects of Myrtle Beach, from golf to business to a &#8220;best of Myrtle Beach section&#8221;.  Let&#8217;s start with the fun stuff, shall we?</p>
<p>The named the<strong> Best Golf Hole</strong> as &#8220;The Gambler&#8221;. It&#8217;s at <a href="http://www.northmyrtlebeachgolf.com/golf-courses/mbn-kings-north.html" target="_blank">MBN&#8217;s Kings North</a> course. Par 5, designed by Arnold Palmer. They say the best route is just a roll of the dice.  <strong>Best Ice Cream? </strong> Despite a mixture of good and bad reviews on the <a href="http://www.myrtlebeachscrestaurants.com/Original-Painters-Homemade-Ice-Cream-North-Myrtle-Beach.html">Myrtle Beach Restaurants website</a>, Painters Homemade Ice Cream in North Myrtle holds the title for excellent ice cream.  <strong>Best Souvenirs?</strong> The Gay Dolphin on the ocean drive section of Myrtle Beach. And <a href="http://www.condolux.net/myrtle-beach-restaurants/collectors-cafe/collectors-cafe.html">Collector&#8217;s Cafe</a> brought the title for <strong>fine dining</strong>.</p>
<p>Now I have to throw facts out at you about Myrtle Beach. Some of these are pretty staggering.  The Grand Strand area has more than 47,000 hotel ROOMS, 1,700 restaurants, 1,800 golf holes, 15 million annual visitors and 60 miles of beaches.  Pretty nifty huh? There were also 3,387 marriage licenses issued in 2008 from Horry County, according to the article.</p>
<p><strong>New Boardwalk</strong></p>
<p>One of the articles even touched on the new Boardwalk that should open next summer. It will be 1.2 miles and connect the two piers in the downtown Myrtle Beach area.  The boardwalk will be broken down into three sections, a) a nature trail, b), a &#8220;nostalgic reverie with mom-and-pop shops and restaurants&#8221;, and c) the promenade, which will have larger areas for special events and concerts. This new boardwalk should add another who dynamic to the Myrtle Beach vacation. And since it is close to many <a href="http://www.myrtlebeachhotelcondo.com">Myrtle Beach hotels</a> and condos, access to it will be quite easy for the tourists.</p>
<p><strong>Some Pavilion History</strong></p>
<p>Ready for a Myrtle Beach history lesson? Did you know the Myrtle Beach Pavilion was lost in a fire, not once, but twice? The first in 1920 (rebuilt in 1925) and then again in 1944.  Then in 1948, Burroughs and Chapin rebuilt it for the third time, but used reinforced concrete walls. The park was host to 40 seaside rides, including a carousel that was 1 of 15 in the United States. It also included South Carolina&#8217;s tallest, fastest, and longest wooden roller coaster.</p>
<p>Like I said, these articles covered quite a bit in the Myrtle Beach area and were well written. It&#8217;s good to see Myrtle Beach noted and on the map.  We don&#8217;t  just have <a href="http://www.myrtlebeachluxuryrentals.com">Myrtle Beach condos</a> and hotel rooms, but a history of golf, games, amusement and much more.</p>

<p>There are several ways to cut down the expense of  insuring your <strong><a href="http://www.myrtlebeachbeachhouses.com/">vacation  home in Myrtle Beach</a></strong>. Here are some great tips from our local  insurance agent, Scott Todd of Todd Insurance Agency, Inc.</p>
<p>1. Get a longterm customer discount &#8211; If you&#8217;ve had  homeowner&#8217;s insurance with the same company for years, think twice before moving  to a new carrier. You may be getting discounts for having that policy for a long  time. Do the math and see if moving to a new company will save you money.  (Many companies grant the same discount if you&#8217;ve been with a prior company for  a long time)</p>
<p>2. Combine your vehicle, boat or motorcycle, and  homeowners insurance policies and keep them with the same company. This is one  of the biggest discounts you can have.</p>
<p>3. Try to purchase your home nearby to a &#8220;paid&#8221; or  city fire station. Volunteer fire stations will help, but your best discount is  being near a city organization.  Try to make sure you have a fire hydrant within  a mile of the house for even more of a discount.</p>
<p>4. Add a security system to your home. Make sure  you keep well-maintained fire extinguishers, smoke alarms, carbon dioxide  detectors, even an alarm for radon gas.  Don&#8217;t forget to notify the agent when  you&#8217;ve done this. Neighborhood Watch communities can help, too.</p>
<p>5. Don&#8217;t own a typically vicious dog or dangerous  animal. Any type of dog like a doberman, rottweiler, or pit bull can increase  your homeowner&#8217;s liability insurance. Resist the impulse to get that new &#8220;wild&#8221;  cross-bred cat, too.</p>
<p>6. Keep pools, hottubs, or trampolines behind a  locked fence, and maintain guard rails on any outside stairs. Many times these  fall under city ordinances as well.</p>
<p>7. When figuring your appraised value,  <strong><em>deduct</em></strong> the amount that would cover land only. You want  to insure only the home or structure, not the rocks and grass!</p>
<p>8. If purchasing, choose a newer home. Most  insurance companies charge more for older homes due to repair  rates.</p>
<p>9. Stick to a well-known national insurance company  and choose a higher deductible. You may find a lower rate with a fly-by-night  company, but if you have to make a claim, they may have flown!</p>
<p>10. Keep a high credit score, or choose one of the  insurance companies that don&#8217;t count your credit rating in your premium charges.  If you&#8217;ve got excellent credit, find a company that rewards it. 			<content:encoded><![CDATA[<p><img class="size-medium wp-image-120 alignright" style="float: right;" title="2009-sands" src="http://www.condolux.net/vacations-blog/wp-content/uploads/2009/07/2009-sands-277x300.jpg" alt="2009-sands" width="183" height="198" />Although receiving unfavorable comments from locals on the story, the Sun News (Myrtle Beach&#8217;s leading newspaper) reported that the area had a 97 percent occupancy rate for the Fourth of July weekend, a number not reached since 2005. Furthermore, according to reps from the Clay Brittain Jr. Center for Resort Tourism at Coastal Carolina University, the Myrtle Beach area should have about a 90 percent occupancy rate for the rest of July.</p>
<p>Good news? Yes and no.  While there may be more people actually HERE in Myrtle Beach, because of the tremendous discounts offered by the hotels, condos and other lodging businesses, the profit margins are very thin. According to the article, the Myrtle Beach Chamber even spent more money this year in advertising, using money from the <a href="http://www.condolux.net/vacations-blog/2009/02/24/one-cent-local-option-sales-tax-to-affect-myrtle-beach-condo-rentals-march-2009/">1 percent tax increase</a>.</p>
<p>It&#8217;s not just the accommodations industry though, but people are simply watching their money in general, which is why the promotion for the Freestyle Music Park on July 4 went over so well and lots of people are taking advantage of our <a href="http://www.condolux.net/myrtle-beach-specials.html" target="_blank">Myrtle Beach condo deals</a> at CondoLux.</p>

<p>You definitely need to check this one out. It offers a  view of the Cherry Grove Pier that you can control. There are quite a few people fishing during the summer from the pier so you can check out what people are catching. The zoom and rotation works fairly well.  There is a bit of lag, but hey it&#8217;s a webcam, not a video camera.</p>

<p>This webcam gives three different views to choose from&#8211;the resort pool, a distant shot of the beach, and the walkway across the marsh to the beach. However, the &#8220;camera&#8221; aspect of this one leaves much to be desired, since the images are still and don&#8217;t refresh unless the visitor refreshes their browser. These three views might be good for checking the weather or how crowded the resort pool is, but it quickly loses its interest value.</p>

<p>Crown Reef&#8217;s beach webcam gives a more interesting angle, from high above the beach angled down the shoreline. A few miles&#8217; worth of beach is visible in the viewing window, along with the ocean, some of Crown Reef&#8217;s outdoor amenities, and a more distant view of Springmaid Pier. The image is still but automatically refreshes about every twenty seconds. This webcam would be great to use for a quick overview of how crowded the beach is and the tide level.</p>

<p>The Grande Shores webcam is sophisticated and interactive with a live streaming image. When the viewer chooses one of the camera presets, the camera rotates and zooms to a certain area, giving multiple views of the beach and the resort property. Options include a northward view along the beach, a southern view, two different close looks at the beach itself, a few different views of the pool and lounge area, and a view for watching the sun rise over the ocean. The image is very crisp and clear.</p>

Since it does show a good portion of the sky, this webcam would be good for checking the weather in Myrtle Beach and watching the run rise.</p>

The Avista webcam works in much the same way as the Grande Shores webcam, since they seem to be run on the same type of software. Visitors are able to choose from several different views and the camera will rotate and zoom accordingly. Multiple views of the swimming pools, lazy rivers, and resort property are available, but there are only two views of the beach and ocean. There is an option to control the camera movement without presets, but the controls can be hard to use. Despite its drawbacks, it&#8217;s a fun camera to use for a while.</p>

<p>The Pier 14 Restaurant webcam gives a view down the beach and of the nearby 14th Avenue Pier. The image refreshes about every two or three seconds. This section of beach looks like a busy one, so it would be fun especially during the summer months to watch all the people enjoying the beach and ocean. The only problem with this webcam is that it has very poor quality. A sunny day looks grey and overcast on this one, so use another if you want to see a good view of the weather.</p>

It has a still image which refreshes about every twenty seconds so it doesn&#8217;t stream live, but it can be useful for golfers who want to check out the condition of the area golf courses in Myrtle Beach.</p>

<p>The Department of Transportation hosts multiple traffic cams through the Grand Strand area on most major transportation routes. Cameras show a view of major intersections from slightly above. It can sometimes be hard to judge the level of traffic from this angle, but it can be very useful for both locals and visitors to check the traffic levels along different streets to see which routes to avoid. The cameras do not automatically refresh.</p>

<p>Most of those in the hospitality industry will agree that tourism did take a blow for the 2008 season.  Of course, this all depends on what particular industry you are in.  I even remember a story a few months ago when even Hamburger Joe&#8217;s Restaurant in <a title="Myrtle Beach Area Information" href="http://www.condolux.net/myrtle-beach-area-info.html">North Myrtle Beach</a> was taking a hit. And now with bike week bikers being bummed about the new ordinances for bikers, the spring bike rally probably won&#8217;t bring as much money as it has in previous years.  So yea, 2009 might be quite tough!<br />

&#8220;While the chamber&#8217;s membership is divided between pro-rally and anti-rally voices, the one overriding opinion of our board and members alike is that the chamber can and should lead an effort to develop a post-rally revenue recovery plan,&#8221; Dean said. I am glad to see efforts are being made to attempt to recovery some of the money lost by the ordinances.</p>
<p>Now the vacation rental industry is another story. Not to toot our own horn, but Condolux, however, is still going strong. Seeing as how we specialize in <a title="Myrtle Beach Condos" href="http://www.condolux.net/condos.html" target="_blank">Myrtle Beach condos</a> and beach homes, you would think that the vacation rentals might take the biggest hit. However, those businesses that have built a strong reputation and foothold in the industry over the years already have a good handle on the trends and ways to work around them without having to raise prices for the customers. Of course, every business and even the Chamber has to work on GETTING them to Myrtle Beach first.</p>
<p>&#8220;In 2009, it can&#8217;t be business as usual. We&#8217;ll need to reinforce the value component of the destination because so many travelers will be scaling back their expenses. &#8230; The most recent survey indicates that nearly half of all likely travelers in our top 10 feeder markets are planning to reduce their travel in 2009,&#8221; Dean said.</p>

The powers of a homeowners association are derived partly from applicable law and partly from the bylaws and the recorded declaration. The services provided by your Homeowners Association are varied and extensive. So the homeowners association are usually jointly responsible for the full costs of maintaining the infrastructure and any facilities owned by their association and, via their payment of rates to the local authority, they are also contributing to the costs of maintaining the infrastructure of all other townships within the jurisdiction of their local authority. Most Associations have a set of Rules and Regulations as well as Architectural Guidelines.</p>
<p>Homeowners associations are entities organized to govern the operation of common interest communities. Homeowner’s associations are governed by a board of directors which are elected by the homeowners. Homeowner’s association boards are well-advised to use tact, persuasion, and reason whenever possible in the enforcement of their rules. They also have the power to impose reasonable fines for violations of the rules and regulations and to levy late charges for tardy assessments. Homeowners Association are established to preserve, protect and enhance the community. They are non-profit corporations formed to &#8220;maintain&#8221; a subdivision (community, neighborhood). Their dues range from around $20 to $70 a month, depending on the types of amenities and size of the community; although Homeowner’s Associations may no longer prohibit property owners from displaying political signs on their property, even if deed restrictions or restrictive covenants purport to ban the practice. The Association is responsible for all maintenance and repairs to the common areas of the property, including the grounds, and the parking areas/roadways, as well as the exterior surfaces of the buildings such as doors, windows, skylights, decks, patios, stoops or sidewalks. Each owner shall be responsible for the maintenance of that portion of the landscape screen and/or entrance treatment that is located on his or her lot.</p>
<p>Generally the Homeowner’s Association’s board meetings will be published and open to all resident members. The Board meetings, which are typically open to all unit owners, are usually held on a monthly basis. Even though the meetings are open, there is no obligation to allow non-board members an opportunity to speak or otherwise participate in the meeting.</p>

			<content:encoded><![CDATA[<p>According to an article published by the Sun News in Myrtle Beach, homes are now selling faster since the decline in prices over the past six months.  Homes spent an average of fewer days on the market during the first half of this year than the same time last year in the Grand Strand area.  202 days vs 225 days</p>
<p>Keep in mind, this doesn&#8217;t mean there were MORE home sales (actually they were down 29.3 percent, according to the article.)   The same with condo sales, where the median price dropped 11.1 percent from last year&#8217;s first half.</p>
<p>So what does this mean to me? The average home buyer?   It means I should have waited six months to buy my house. But who would have known. I read that others are waiting for the market to hit rock bottom before they buy, so they can get an even better deal.  Other than that, its just interesting to see where the <a title="Myrtle Beach Real Estate" href="http://www.myrtlebeachrealestate.com" target="_blank">Myrtle Beach real estate market</a> is going. Excellent investment opportunities are out there for condos.</p>
